A 30 % deposit is payable to secure your booking with the balance and £500.00 security deposit payable 8 weeks in advance of your arrival.

The security deposit will be refunded in full within 48 hours of your departure, provided no damage to the property or its fittings and furnishings has occurred.

Cancelled bookings will be refunded in full up to 8 weeks in advance of arrival. After this time all payments are non-refundable.

Terms and Conditions as follows:

Noise:

We are very fortunate to have lovely welcoming neighbours on all sides and they are infinitely patient with the regular comings and goings at our holiday homes. In return, we do our best to ensure they are disturbed as little as possible and to date, both local residents and holiday makers co-exist very happily together. To ensure this continues, please ensure that there is never loud music, karaoke, camping, shouting or swearing etc around the pool or gardens at any time. We take complaints from neighbours very seriously, as they do not do so without good reason, and guests who abuse their quality of life will be asked to leave.

Swimming Pools:

Our private swimming pools are available for your use between April 1st and October 31st for your summer breaks. We do offer to heat your pool for an additional charge of £40 per night, please let us know in advance and we can make sure the pool is ready for your arrival! When using the pools please do so responsibly and at your own risk.

Dogs:

We are a dog loving family and warmly welcome family dogs (up to two per booking) and do not charge extra for them to stay In order to make our properties welcoming for all, however, we need your help for this ethos to continue. We ask that they are never left alone in the house unless crated, that they remain downstairs at all times and never be allowed on the sofas or in the pool. All ‘deposits’ must be picked up and removed to the outside black bin before your departure. The back gardens are fully enclosed for their safety and security, but if you have a very determined escape artist please ensured they are supervised at all times, as we know from personal experience that a missing family pet on holiday is a miserable and very worrying experience.

Children:

Children, from babies to teens love our properties as there is so much to entertain all ages.

Please remember however that the properties both have outdoor pools that are not fenced off and so children must be supervised at all times.

At the windmill, young children must also be supervised whilst in the tower (there are lockable doors and stairgates to monitor if necessary)

Stairgates, both fixed and portable are provided to prevent unsupervised access to the back gardens.

There are also travel cots, high chairs, sterilizers, bed guards, plastic tableware, toilet/ basin steps and night lights available for your use and to lighten the packing load.

Chinese lanterns and fireworks are not allowed at any time as there are animals and livestock in the surrounding Norfolk fields.

EV Charging:

EV chargers will be installed at the properties in early 2023. Charging of vehicles by any other method is strictly prohibited. This will blow the fuses to these older houses and guests will be left without power.

Similarly, with other electrical appliances, eg air con units, heaters etc. Permission must be granted in order for any personal items to be used as this invalidates our insurance and our safety PAT testing requirements.

Fire Safety:

Live candles are not allowed on the premises.

All of the houses are fitted with fully compliant fire alarms, extinguishers and carbon monoxide detectors.

Firelighters and gas lighters are placed on high shelves out of reach of children by our cleaners, please make sure you keep them there.

All open fires and wood burners have fireguards.

Extra Guests:

Extra guests are not allowed on the property at any time unless agreed with us in advance of your arrival.

Third Party Providers:

Third party providers are welcome but guest must notify us in advance and confirm that they are fully covered for public liability whilst on the premises.

Decorations:

We are happy for guests to decorate the houses for special occasions, but please do not attach anything to the walls with sticky tape or blu tack as they peel the paint off and leave marks. Please use free standing decorations or use string to tie banners, bunting etc

We fully decorate the houses for Christmas (from early December) complete with fully dressed Christmas trees from our own Christmas tree farm.
